Job summary

Royal Electric is seeking a Project Manager to lead Building Group projects in Santa Cruz/Monterey, CA. You will manage from preconstruction through closeout, coordinating with General Contractors, Owners, and subs to meet schedule and budget targets.

Qualifications

• Bachelor’s degree in a relevant field with at least 5 years of related experience.
• Must understand the entire construction process from design to project close-out; including bid analysis, budgeting, writing scopes of work, document interpretation, design-build and negotiated projects.
• Ability to read and understand plans and specifications.
• Excellent leadership, communication, and organizational skills.
• Ability to prioritize, complete tasks, and address issues in a timely manner.
• Ability to effectively delegate tasks to project team.

Responsibilities

• Build and maintain relationships with General Contractors and/or Project Owners, Subcontractors and vendors that promote project success.
• Be the point person from the preconstruction phase to the project closeout phase.
• Properly delegate tasks and responsibilities to appropriate team members and ensure entire project team thoroughly understands project.
• Facilitate coordination between Field Operations and Preconstruction and actively engage in implementation of project plan.
• Review construction documents for inconsistencies and develop RFIs.
• Create subcontracts while working towards buyout from estimate; include subcontract terms and conditions that limit company risk.
• Coordinate with Contracts to review contract language and ensure milestones are achievable.
• Monitor and own the procurement schedule and ensure alignment with project plan and budget.
• Set up project budget with Estimating to manage buyouts and costs.
• Oversee timely project requirements and documentation including submittals, RFIs, delay notices, and potential claims.
