Job summary

ETC Companies, LLC is seeking an Assistant Project Manager to support large affordable multifamily renovations across New Jersey. The role focuses on scope development, bidding, scheduling, and coordination with Owners and engineers.

The ideal candidate has 1–3 years of PM experience, OSHA-10, and a relevant degree. Timberline proficiency and excellent communication are highly valued as you manage budgets, payments, and field reporting.

Qualifications

• 1–3 years of project management experience.
• OSHA-10 certification.
• Bachelor’s degree in engineering, construction management or related field a PLUS.
• Computer proficiency; Timberline experience a plus.
• Excellent verbal and written communication skills.

Responsibilities

• Preparing comprehensive scopes and RFPs.

Job description

Large GC looking for an Assistant Project Manager to work on Large Affordable Multifamily Construction Renovations throughout New Jersey.

Primary Responsibilities:

• Preparing comprehensive scopes and RFPs
• Estimating projects
• Creating comprehensive project schedules, manage and maintain schedules
• Executing subcontractor bidding procedures for including the development of Scopes of Work, Bid Lists, and Unit Cost Bid Comparisons
• Interfacing with Owner and/or Owner’s Representative on schedule, requisitioning and critical project issues.
• Creating and managing incoming and outgoing correspondence, RFI’s, Change Orders, etc.
• Motivating, developing and maintaining subcontractor interest in the project(s)
• Preparing and follow project budgets
• Preparing AIA payment application documents
• Interfacing with local building department, obtaining necessary permits and coordinating project close out with building and engineering officials
• Managing construction scheduling and sequencing, anticipating long lead items, and recognizing critical paths
• Managing and administrating owner Change Orders
• Scheduling and conducting Owner, Architect, CM meetings, prepare and distribute minutes of these meetings
• Holding weekly production and/or safety meetings; monitor site safety
• Reviewing jobsite progress with an eye toward quality, conformance to drawings and specifications, etc.
• Doing monthly review of subcontractor requisitions
• Creating and maintaining applicable field reports in field reporting software

Skills/Qualifications:

• 1-3 years of project management experience
• OSHA-10
• Bachelor’s degree in engineering, construction management or a related field a PLUS
• Computer proficiency—Timberline experience a plus
• Excellent verbal and written communication skills
• A thorough and complete knowledge of the construction process and management techniques, methods and materials
• Good judgement with the ability to make timely and sound decisions
