Job summary

Kairoi Residential is seeking an Assistant Community Director to support the Community Director in overseeing daily operations of a multifamily community. This role blends financial management, resident relations, and compliance to ensure a smooth, compliant living experience for residents.

You will lead resident relations and retention, manage rent collections and delinquent accounts, coordinate move-ins and move-outs, prepare reports, and supervise when needed.

Qualifications

• Associate's Degree or equivalent preferred.
• Familiarity with federal, state, and local housing laws (Fair Housing, evictions, etc.).
• Strong financial acumen and ability to calculate figures (concessions, late fees, etc.).
• Excellent professionalism and communication skills.
• High attention to detail.
• Positive, customer-focused attitude and willingness to serve.
• Valid driver's license with no major infractions in the last 12 months.

Responsibilities

• Lead resident relations and retention programs.
• Address and resolve resident concerns and complaints.
• Maintain professional relationships with residents.
• Initiate the lease renewal process with residents.
• Provide exceptional customer service to current and future residents.
• Ensure timely collection of rent payments.
• Manage delinquent accounts and communicate with residents on balances.
• Input and collect late fees, rental amounts, concessions, etc.
• Prepare bank deposits.
• Assist with eviction process in compliance with laws and company guidelines.
• Coordinate move-in and move-out procedures.
• Process paperwork and maintain resident files with confidentiality.
• Prepare weekly traffic, renewal, and financial reports.
• Manage office supplies and support office team.
• Assume supervisory responsibilities in the absence of the Community Director.
• Issue lease violations and notices to residents.
• Enforce policies and protocol.
• Conduct pre-move-in inspections and post-move-out final accounts.
