Kairoi Residential seeks an Assistant Community Director - Lease-Up (Bilingual Preferred) to support the Community Director in daily multifamily operations in Charlotte, NC. The role blends financial oversight, resident relations, and compliance to ensure a smooth leasing process and a welcoming living environment.

You will help with lease renewals, rent collection, reporting, and coordination of move-ins and move-outs, while ensuring adherence to Fair Housing laws and company policies.

Qualifications

• 3-4 years in multifamily or related hospitality or customer service.
• Associate's Degree or equivalent preferred.
• Familiarity with Fair Housing, evictions, and related laws.
• Strong financial acumen with ability to calculate concessions and late fees.
• Excellent professionalism and communication.
• High attention to detail.
• Valid driver's license with clean record.
• Bilingual, Spanish or Portuguese speaker preferred.

Responsibilities

• Lead resident relations and retention programs.
• Address and resolve resident concerns and complaints.
• Maintain professional relationships with residents.
• Initiate lease renewals with residents.
• Provide exceptional customer service to current and future residents.
• Ensure timely collection of rent and manage delinquencies.
• Input and collect late fees and rental amounts accurately.
• Prepare bank deposits and weekly reports.
• Assist eviction processes in compliance with laws and company guidelines.
• Coordinate move-in and move-out procedures.
• Process paperwork and maintain resident files with confidentiality.
• Prepare weekly traffic, renewal, and financial reports.
• Oversee office supplies and support the office team.
• Serve as acting supervisor in absence of Community Director.
• Issue lease violations and notices to residents.
• Enforce policies and protocol.
• Conduct pre-move-in inspections and move-out inspections.
