Job summary

Asset Living seeks an experienced Community Manager to oversee all operations of a housing community on site, reporting to the Regional Manager. You will supervise staff, manage leasing, maintenance, finance, and risk, ensuring policy compliance and resident satisfaction.

As the on-site leader, you will develop budgets, monitor rent and deposits, supervise marketing, and lead an emergency response team while maintaining service excellence and cost-control measures across the property.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing industry; or equivalent combination of education and experience.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Regular/daily onsite attendance is required.
• Screen, hire, train, coach, and develop on-site staff per company directives.
• Ensure staff effectiveness through training, coaching, and guidance.
• Prepare and manage staff schedules; oversee maintenance staff.
• Address performance problems with documentation and HR coordination.
• Promote staff performance and leadership.
• Ensure compliance with company policies and safety guidelines.
• Aim for net operating income through cost control and leasing improvements.
• Develop yearly operating budgets/forecasts.
• Monitor deposits, rent collections, and charges for timely submission.
• Code and reconcile vendor invoices; ensure timely property closeout and accurate financial reports.
• Lead strategic leasing management and marketing planning.
• Ensure effective leasing closure and accurate reporting systems.
• Handle resident complaints and retention programs.
