Fairstead seeks a dedicated Community Manager to oversee day-to-day operations at a property, ensuring compliance with HUD, LIHTC, and other regulations, while maintaining strong resident relations.

Qualifications

• Three (3) years of management experience including supervising a team.
• COS (Certified Occupancy Specialist) or CPO (Certified Professional of Occupancy) certification.
• Bachelor's degree preferred.
• EIV experience.
• Yardi and RealPage experience preferred.
• TCS certification for tax credit properties.
• Experience in Affordable Housing
• Proficient in Microsoft Office Suite.
• Ability to multi-task and meet tight deadlines.

Responsibilities

• Ensure adherence to housing laws (HUD, Fair Housing, ADA, FCRA).
• Maintain HUD 4350.3 Handbook knowledge and compliance.
• Develop responses to regulatory agencies with Compliance Department.
• Implement intervention strategies with Regional Managers for non-compliant tenants.
• Prepare site REAC reviews, MORs, LIHTC reviews, and recertifications.
• Assist tenants with requests, questions, problems, and complaints.
• Monitor arrears and litigation; coordinate evictions when needed.
• Direct collection of rents and fees; pursue delinquencies through legal action.
• Alert staff of move-ins/outs and emergencies.
• Supervise maintenance and repairs for compliance and safety.
• Coordinate vendor bids and contractor quotes.
• Conduct and document unit inspections and semi-annual walk-throughs.
• Create reports to monitor building conditions and needs.
• Provide updates on construction projects and renovations.
• Collaborate with construction team to avoid violations and access issues.
• Attend monthly financial catch-ups and monitor budgets.
