Cambio Property Management, LLC is seeking a driven Community Manager to lead our operations team and drive sales and leasing success. The role focuses on exceptional resident service, high occupancy, and adherence to company standards.

Ideal candidates live in or near the property location or can relocate by start date. The position requires after-hours availability and occasional evenings/weekends to meet resident needs and ensure community performance.

Qualifications

• High school diploma or GED required.
• Five+ years property management experience as a property manager.
• Experience creating and analyzing budgets, P&L, and financial reports.
• Marketing, sales, and leasing experience.
• Strong management and operational skills including customer service and public relations.
• Ability to be available for residents and community needs after hours.
• Excellent communication skills including written and verbal.
• Proficient in MS Office and software including Yardi, Rent Manager, Back Office, and Manage America.
• Must have a valid driver license and clean driving record.
• Reliable transportation to work and active mobile phone.
• Growth mindset; eager to learn and improve.

Responsibilities

• Oversee day-to-day operations of the community including customer service, resident relations, vendor relations, rent collections, and staff.
• Manage and increase occupancy through home sales, leasing, site leasing, and marketing.
• Analyze and prepare monthly, annual, and long-term budgets; meet or exceed revenue and leasing targets.
• Complete monthly P&L variance reports.
• Manage all third‑party vendors.
• Develop marketing strategies based on local market and competition.
• Manage all aspects of the home rental program.
• Maintain appearance and infrastructure to company standards; comply with local regulations.
