Job summary

Cambio Communities is seeking a Property Manager to oversee daily operations, drive leasing success, and deliver exceptional resident service at the assigned community in Michigan. The role emphasizes budget control, occupancy growth, and staff coordination within a fast-paced, customer-focused environment.

The position requires in-person presence at the community, after-hours availability, and occasional evening or weekend hours to meet resident needs and drive performance.

Qualifications

• High school diploma or GED required.
• 5+ years property management experience as a property manager.
• Experience creating and analyzing budgets, P&Ls, and financial reports.
• Marketing, sales, and leasing experience.
• Strong management and operational skills including customer service; public relations; performance management.
• Ability to be available for residents and community needs after hours.
• Excellent communication skills including written and verbal.
• Excellent computer literacy in MS Office; Yardi, Rent Manager, Back Office, Manage America.

Responsibilities

• Manage day-to-day operations of the community including customer service, resident relations, vendor relations, rent collections, and staff supervision.
• Increase occupancy through home sales, leasing, site leasing, and active marketing.
• Analyze and prepare monthly, annual, and long-term budgets; meet or exceed revenue, expense, sales, and leasing budgets.
• Complete monthly Profit and Loss variance reports.
• Manage all third-party vendors.
• Develop marketing strategies based on local market and competition.
• Manage all aspects of the home rental program.
• Maintain community appearance and infrastructure per company standards.
• Comply with local regulations; communicate with homeowners and HOAs.
• Provide accurate reporting of occupancy and sales; support occupancy forecasting.
• Enforce rules and policies for residents and team members.
• Attend virtual meetings via Microsoft Teams; be available some evenings/weekends as needed.
• Possible temporary or permanent reassignment of work location.
