Job summary

Cambio Communities seeks an experienced Property Manager to oversee daily operations, drive sales and leasing, and deliver exceptional resident service at our Michigan community. You will manage staff, budgets, reporting, and vendor relations while upholding our standards and EPIC values.

The role requires a strong operations background, installation of marketing strategies, and hands-on leadership, with a schedule including some evenings and weekends.

Qualifications

• Must have five+ years of property management experience.
• Experience creating and analyzing budgets and financial reports (P&L).
• Marketing, sales, and leasing experience.
• Strong management and customer service skills.
• After-hours availability as needed.
• Valid driver's license and reliable transportation.
• Proficient with MS Office; familiarity with property management software.

Responsibilities

• Manage day-to-day operations including customer service, resident relations, vendor relations, rent collections, and staff.
• Drive occupancy through home sales, leasing, and active marketing.
• Prepare monthly, annual and long-term budgets; meet revenue and leasing targets.
• Complete monthly P&L variance reports.
• Oversee third-party vendors.
• Develop local marketing strategies to stay competitive.
• Maintain the community's appearance and infrastructure.
• Ensure compliance with local regulations and HOA relations.
• Provide accurate occupancy and performance reporting.
• Forecast sales and occupancy; manage occupancy levels.
• Enforce rules for residents and team members.
• Attend virtual meetings and maintain office hours; some evenings/weekends.
• Assist with other duties as assigned.
