Job summary

RPM Living is seeking a Community Manager to oversee all business operations at an apartment community. The role demands strong resident relations, leadership, and the ability to train, supervise, and drive performance while maintaining the highest standards of service.

You will manage budget processes, coordinate with maintenance, and partner with marketing to optimize occupancy and revenue in a dynamic, on-site environment.

Qualifications

• Bachelor's degree or 1-2 years of relevant experience.
• 3+ years of multi-family property management experience.
• Strong leadership and management skills.
• Team-oriented, professional and effective communication skills.

Responsibilities

• Lead property staff, oversee onboarding, training, timesheet approval, and quarterly/annual evaluations per company policy.
• Drive team to achieve performance indicators, provide feedback to underperformers, and manage disciplinary actions with HR.
• Conduct ongoing training with office staff on leasing paperwork, safety, and daily operations.
• Motivate associates through recognition programs, training, and team-building activities to boost morale and productivity.
• Assist in budget preparation and ensure adherence to approved budgets.
• Complete month-end and year-end financial reporting and provide budget variance reports within ±10% per line item.
• Promote resident satisfaction and retention by promptly addressing complaints and requests.
• Collaborate with maintenance to ensure timely responses to service requests per standards.
• Provide excellent customer service while maintaining high resident service levels.
• Analyze market/economic trends and work with marketing on leasing strategies to hit occupancy and revenue goals.
• Follow eviction procedures, including notices, court representation, and proceedings as needed.
• Manage owner relationships with updates and property tours to maintain positive relations.
