Job summary

RPM Living is seeking a Community Manager to oversee all operations at one of our apartment communities in Hillsborough, NC. You will lead staff, manage leasing processes, and ensure resident satisfaction while driving occupancy and revenue goals.

Strong leadership, communication, and budgeting skills are essential to succeed in a fast-paced, on-site environment. You will collaborate with maintenance, finance, and HR to deliver exceptional service and maintain company standards.

Qualifications

• Bachelor's degree or 1–2 years of related experience.
• At least 3+ years of multi-family property management experience.
• Strong leadership and management skills.
• Excellent communication and teamwork abilities.
• Proficient in Microsoft Office and property management software.

Responsibilities

• Lead property staff, conduct interviews, oversee onboarding, training, timesheet approval, and performance reviews.
• Drive team to meet performance indicators and address underperformance with HR involvement.
• Provide ongoing training for leasing paperwork, safety, and daily operations.
• Motivate staff through recognition programs and team-building activities to boost morale.
• Assist in budget preparation and ensure adherence to budgets.
• Prepare month-end/year-end financial reports and variance analyses within +/-10%.
• Support resident satisfaction by addressing complaints and service requests promptly.
• Collaborate with maintenance to ensure timely responses to service requests.
• Deliver high-quality customer service while upholding resident service standards.
• Analyze market trends and work with marketing on leasing strategies to hit occupancy goals.
• Follow eviction procedures, including notices, court representation, and dispositions as needed.
• Maintain positive owner relationships through tours, updates, and responsive communication.
