Job summary

Havenpark Communities is seeking a Community Manager to run a full on-site operation for 204 homes. You will own budgeting, leasing, collections, vendor relationships, and the daily resident experience, with real decision‑making authority and visible results.

You will lead a small on‑site team, manage revenue and operations, and ensure compliance with state law and Fair Housing. A welcoming culture and opportunities for growth are core to Havenpark.

Qualifications

• Track record of commitment - long tenure with one employer or a project you built and grew.
• Sales or customer‑facing experience where results were measured.
• Experience running a business, store, crew, or budget.
• Comfort working with maintenance and construction trades.

Responsibilities

• Manage community financial performance including budget, expenses, and NOI.
• Oversee collections, ensure on-time rent and legal notices per state law and Fair Housing standards.
• Drive occupancy and leasing, renewals, and approve incoming residents in FSBO process; occasional direct home sales with commission.
• Lead and develop a small on‑site team; hire and manage day‑to‑day activities.
• Oversee vendor and contractor relationships for landscaping, maintenance, and rehabs.
• Set standards for curb appeal, amenities, safety, and capital projects to be on time and on budget.
• Build strong resident relationships and respond to issues with urgency and care.
