Job summary

Peak Living is seeking a qualified Community Manager to join our team in Memphis, TN. Under the Regional Manager, you will oversee community operations and supervise staff to maintain high customer service and leasing standards.

You will manage marketing, leasing paperwork, renewal rates, and delinquency handling, while reporting on occupancy, income, and expenses. Join a growing team that values quality, and contributes to retention and revenue growth.

Qualifications

• At least 3 years of onsite Community Manager or Assistant Community Manager experience in multi-family housing or similar.
• High school diploma or equivalent required.
• CAM or ARM certification preferred.
• Valid driver's license.
• Must have the ability to communicate in English.

Responsibilities

• Supervise all community associates.
• Support and participate in fulfilling customer service and leasing standards.
• Respond to resident requests promptly and provide solutions to resolve resident issues.
• Direct all marketing efforts.
• Prepare paperwork for new and renewal lease agreements.
• Determine lease renewal rates and deliver renewal letters.
• Recommend rental rate adjustments or concessions as needed.
• Review resident files and accounting records to collect on delinquencies and enforce leases.
• Prepare weekly and monthly reports and related documents.
• Organize community resident activities and loyalty programs.
• Identify areas for improvement to boost efficiency, productivity, and profitability.
• Research and compare competition quarterly to align rates and deposits with market conditions.
• Collect, post, and deposit rents, security deposits, and other income daily.
• Lead budgeting for occupancy, collections, and expenses.
