Job summary

Cambio Communities in Lansing, MI is seeking a Property Manager to oversee daily operations of the community, deliver exceptional service, drive sales and leasing, and maintain the property's condition in line with EPIC values.

You will manage occupancy, budgets, and vendor relations, supervise staff, and communicate with homeowners/HOAs, with after-hours availability and occasional evenings and weekends.

Qualifications

• High school diploma or GED required.
• Five+ years’ property management experience as a property manager.
• Experience creating and analyzing budgets, P&L’s, and financial reports.
• Marketing, sales, and leasing experience.
• Strong management and operational skills including customer service, public relations, and performance management.
• Available for residents and community needs after hours.
• Excellent written and verbal communication.
• Proficient with MS Office and property management software (Yardi, Rent Manager).
• Must have valid driver license and reliable transportation.

Responsibilities

• Manage day-to-day operations of the community, including customer service, resident relations, vendor relations, rent collections, and staff management.
• Increase occupancy through home sales, leasing, site leasing, and active marketing.
• Analyze and prepare monthly, annual, and long-term budgets; meet or exceed revenue, expense, sales, and leasing budgets.
• Complete monthly Profit and Loss variance reports.
• Manage all third-party vendors.
• Develop marketing strategies based on local market and competition.
• Oversee all aspects of the home rental program.
• Maintain physical appearance and infrastructure of the community per company standards.
• Communicate with homeowners and HOAs.
• Accurate reporting of occupancy and sales; forecast occupancy and revenue.
• Enforce rules and policies for residents and team members.
• Attend virtual meetings; may require flexible hours including nights/weekends.
