Job summary

RHM Real Estate Group is seeking a dedicated Property Manager in Columbus, Ohio to oversee a multifamily community. You will manage daily operations, foster owner and resident relationships, and drive performance across finance, leasing, and maintenance.

The role requires 3+ years in property management, strong Yardi and Microsoft 365 skills, and a commitment to compliance and service excellence. This is a full-time on-site position with competitive compensation and benefits.

Qualifications

• 3+ years of property management, community management, or site management experience is required.
• High School Diploma or GED is required; associate or bachelor's degree preferred.
• CAM or ARM certification is a plus and Fair Housing certification is encouraged.

Responsibilities

• Financial management: set budgets, manage collections, prepare annual projections, and handle invoices.
• Leasing operations: maximize occupancy, market-ready properties, and close leases.
• Maintenance coordination: track service requests in Yardi and oversee schedule with maintenance team.
• Performance analysis: monitor budgets, traffic, and renewal data to optimize operations.
• Vendor & contractor management: scheduling, billing, and certs of insurance coordination.
• Administrative duties: maintain resident files and ensure payroll accuracy.

Accountable for all day-to-day property operations, our next Property Manager will oversee and enhance the value of our multifamily apartment community in Columbus, Ohio. This position will present the opportunity for you to foster strong relationships with owners, partners, employees, and those who call Central Ohio home.

RESPONSIBILITIES

• Financial Management — Set financial goals, handle collections, maintain accurate transaction records, prepare annual budgets and income projections in a timely manner; collect late fees and check charges, submit AP invoices to corporate, and manage petty cash
• Leasing Operations — Maximize occupancy by implementing effective marketing strategies, closing deals, and ensuring market-ready apartments and property grounds meet high standards
• Maintenance Coordination — Enter and monitor service requests in Yardi; communicate with maintenance staff, monitor progress, and ensure timely completion of tasks; schedule maintenance activities in collaboration with the Maintenance Supervisor
• Performance Analysis — Monitor and analyze traffic logs, conversion ratios, budgets, and renewal information to optimize operations
• Vendor & Contractor Management — Communicate with vendors and contractors regarding scheduling, billing, relationship management, and certificates of insurance
• Administrative Duties — Maintain accuracy of resident files, leasing documents, and Yardi entries. Approve payroll hours and ensure compliance with administrative procedures
• Emergency & Safety Oversight — Oversee the emergency/safety protocols to minimize liabilities and ensure the well-being of staff and residents
• Resident Relations & Retention — Address resident concerns and requests through phone or in-person visits, follow-ups, community functions, newsletters, and notices
• Staff Development & Leadership — Conduct daily and weekly staff meetings; provide ongoing training, counseling, and leadership to enhance staff efficiency; administer action plans, provide support, and handle personnel processes such as evaluations, salary reviews, and time sheets

QUALIFICATIONS

• 3+ years prior experience in a Property Manager, Community Manager, and/or Site Manager position required
• High School Diploma or GED required
• Associate's degree and/or Bachelor's degree preferred
• Certified Apartment Manager (CAM) and/or Accredited Residential Manager (ARM) certification is a plus
• Willingness to achieve Fair Housing certification prior to interaction with prospects or residents
• Competence in utilizing Microsoft 365 (Outlook, Word, Excel) required
• Competence in utilizing Yardi software highly preferred

COMPENSATION & BENEFITS

• Starting annual salary: $75,000
• Eligibility for commission on eligible lease terms
