Automatic Data Processing, Inc. is seeking a Community Manager for Mount Ridge Apartments in Catonsville, MD. The role oversees daily operations, financial performance, and resident satisfaction across a 266-unit community.

Salary range is $75,000.00 to $80,000.00 annually, plus performance bonuses, a $750/month live-on rent discount if desired, and comprehensive benefits including health/dental/vision and 401(k) match, paid training, events, and recognition.

Responsibilities

• Prepares and maintains revenue, expenses, occupancy per budget and projections.
• Manages community inspections per CRC requirements.
• Executes renewals to drive resident retention and rent growth.
• Coaches and develops all team members.
• Reports on traffic and market trends to inform pricing.
• Manages marketing to generate traffic and build market relationships.
• Delinquency management.
• Collaborates with the Service Team for smooth operations.
• Reports to Regional Manager and Asset Management on performance and recommendations.

Role Overview

As the Community Manageryou will manage the asset to increase profitability through day-to-day operational and financial management as well as overall resident satisfaction. This community features 266 apartments.

• Prepares and maintains the revenue, expenses, physical and economical occupancy in accordance with the budget and projections
• Manages community inspections in accordance with CRC requirements
• Successfully manages renewals for resident retention and rent growth goals
• Assist with coaching and developing all team members
• Reporting on traffic and market trends to capture reasons for leasing and any objections, which will result in regular pricing recommendations
• Manage marketing efforts throughout the year to assist in traffic generation and building relationships in the market
• Delinquency management
• Collaborate with the Service Team to ensure smooth operations
• Works directly with Regional Manager and Asset Management to report on the state of the community, market, and financial performance and make necessary recommendations.
• Strong organizational, multi-tasking and problem-solving skills
• Responds to any potential housing violations and liability concerns about the community
• Community Manager exp required
• Minimum of 5 years industry experience
• Ability to work occasional Saturdays when/if necessary
• Demonstrated ability to train and coach team members, create structure and measurable progress
• Understanding of the financials, i.e. monthly variances, etc.
• Ability to effectively write reports and business correspondence
• Knowledge of Baltimore County/MD tenant laws and regulations concerning the multifamily industry
• Conflict resolution skills, demonstrated ability to independently handle resident issues
• Organization skills, strong follow up, attention to detail and ability to multitask
