Job summary

Qualifications

• High School Diploma or GED (Required)
• 6 months maintenance experience in apartment/manufactured housing (Preferred)
• 6 months snow removal experience (Preferred)
• 6 months general maintenance knowledge (Preferred)
• Ability to endure outdoor temperatures as work conditions require
• Must have a valid driver's license
• Ability to work well independently as well as on a team
• Must be able to lift at least 50 lbs
• Basic computer proficiency (email/internet)
• Ability to work on-call schedule
• Proficient skills in operating hand tools, power equipment, and commercial machinery
• General knowledge of plumbing, electrical, and grounds maintenance

Responsibilities

• Ensures trash/debris is picked up daily from common areas and streets.
• Completes minor repairs to rental homes and facilities as needed.
• Inspects irrigation system regularly and repairs as needed.
• Maintains vacant sites, including strap-downs and removal of trash and debris.
• Removes snow from community streets, parking lots, and building entrances as applicable.
• Maintains lawns, plants, flowers, shrubs, and hedges; performs landscaping tasks.
• Inspects community streets and access routes for hazards.
• Performs water testing and maintenance of on-site water/sewer systems where applicable.
• Reports maintenance issues to the manager promptly.
• Completes condition checklists before/after resident occupancy.
• Ensures the community is presentable and adheres to curb appeal standards.
• Cleans clubhouses, offices, restrooms, laundry and maintenance areas.
• Assists manager with supervising contract service providers.
• Inspects playgrounds, pools, and recreational areas for maintenance needs.
• Assists with move-in/move-out spot checks of homes.
• Maintains community vehicles and equipment; follows safety procedures.
