Job summary

Avanath Capital is seeking a Maintenance Technician to maintain the property, ensuring good working order and pleasant curb appeal while delivering excellent resident service.

The incumbent will demonstrate professionalism and positive engagement with residents and staff, handle on-call emergencies, and work independently or as part of a team to support a high-quality living experience across communities.

Qualifications

• 2 years of multifamily maintenance experience is highly desired.
• Hands-on maintenance skills: plumbing, electrical, carpentry, HVAC, pools.
• EPA Type II or Universal certification is highly desired; CPO is a plus.
• Availability to be on-call to address emergencies.
• Reliable Transportation.
• A positive attitude and the desire to learn and develop your skills.
• Superior customer service and verbal communication skills.
• Able to work both independently and as a member of a team.
• Basic computer knowledge, Windows (Word, Excel), internet, and e-mail.

Responsibilities

• Provides exceptional customer service with every interaction and delivers high-quality maintenance service.
• Complete assigned work orders generated from resident requests for service, and perform preventative maintenance following policies and safety standards.
• Complete the make-ready process to prepare vacant apartments for leasing by inspecting, creating a punch list, coordinating vendors, and ensuring tasks are done.
• Maintain grounds, common areas, and amenities; perform cleaning, painting, and debris removal as needed.
• Support cost-cutting via repairing parts rather than replacing when possible; identify safety and risk issues during inspections.
• Track inventory, return unused items, and notify supervisor when re-ordering is needed.
