Job summary

Pacific Coast Commercial is seeking an experienced Commercial Property Manager to oversee day-to-day operations of a portfolio of commercial properties in San Diego, CA. The role emphasizes proactive management, strong communication with owners and tenants, and solid knowledge of leasing and maintenance processes.

You will manage budgets, CAM reconciliations, and vendor contracts, while ensuring leases are renewed and occupancy remains high.

Qualifications

  • California Department of Real Estate License is required.
  • 5+ years of experience as a Commercial Property Manager (PM level).
  • Bachelor's degree in business administration, real estate, or related field is a plus.
  • CPM or RPA designation is a plus.
  • Deep understanding of commercial real estate principles, leasing practices, and landlord-tenant law preferred.
  • Excellent interpersonal and communication skills for owners, tenants, vendors, and internal stakeholders.
  • Proficiency in MS Office and property management software (Rent Manager, Yardi, MRI, etc.).

Responsibilities

  • Lead tenant relations, inspections, rent collection, and resolution of disputes.

  • Monitor leases, renewals, and ensure accuracy of lease files.

Position Overview: We are seeking an experienced Commercial Property Manager to join our team. The Property Manager will oversee the day-to-day operations of commercial properties within a designated portfolio. This role requires a proactive individual with excellent communication skills and a deep understanding of property management principles.

Key Responsibilities:

1. Owner/Client Relations:

  • Build and maintain excellent rapport with property owners within the manager's portfolio.
  • Provide clear and accurate updates to owners on property financials, maintenance issues, risk management assessments, etc.
  • Present ownership with recommendations on portfolio operations

2. Tenant Relations:

  • Serve as a point of contact for tenants to address inquiries, concerns, and requests in a timely and professional manner.
  • Conduct regular property inspections to ensure tenant satisfaction and identify any maintenance or repair needs.
  • Lead rent collection efforts and handle any tenant disputes.

3. Vendor Management & Property Maintenance:

  • Build and maintain relationships with vendors, contractors and service providers.
  • Bid contracts and review/analyze scopes of work. Monitor contract compliance and insurance requirements.
  • Coordinate with contractors to schedule and oversee routine maintenance and repairs. Follow up to ensure the work was completed to company standards.
  • Respond promptly to emergencies and implement appropriate solutions to minimize disruption to tenants and operations.

4. Financial Management:

  • Prepare and review annual operating budgets, monthly financial reports and CAM reconciliations.
  • Understand capital budgets and reserve accounts.
  • Review and approve invoices, reconcile accounts, and track expenses against budgeted projections.
  • Work closely with accounting team to ensure accurate and timely billing and rent collection.

5. Lease Administration:

  • Understand asset types/classes, lease types (NNN, Gross, Base Year), and expense recoveries.
  • Review and update lease files and databases, ensuring accuracy and completeness of documentation.
  • Monitor lease expirations and proactively work to renew or re-lease vacant spaces.

Qualifications:

· California Department of Real Estate License

· 5+ years of experience as a Commercial Property Manager (must be at the PM level, and not APM level).

· Bachelor's degree in business administration, real estate, or related field is a plus

· CPM or RPA designation, a plus.

· Deep understanding of commercial real estate principles, leasing practices, and landlord-tenant law preferred.

· Excellent interpersonal and communication skills, with the ability to interact effectively with owners, tenants, vendors, and internal stakeholders.

· Proficiency in Microsoft Office Suite and property management software (e.g. Rent Manager, Yardi, MRI, etc.).

· Detail-oriented with strong organizational and multitasking abilities.

· Ability to work independently and collaboratively in a fast-paced environment.

Pay: $75,000.00 - $90,000.00 per year
