Responsibilities

  • Oversee day-to-day operations of assigned commercial properties (office, retail, industrial, or mixed-use).
  • Serve as primary contact for tenants and maintain professional relationships.
  • Coordinate property maintenance, repairs, and building services.
  • Manage third-party vendors, contracts, and bids against policy.
  • Prepare and manage annual operating budgets, forecasts, and CAPEX plans.
  • Monitor income/expenses and identify cost-saving opportunities.
  • Review invoices, POs, and vendor contracts per company policy.
  • Manage tenant lease administration including renewals and escalations.
  • Coordinate tenant move-ins/outs and building projects.
  • Conduct regular property inspections and ensure standards.
  • Respond promptly to tenant concerns and emergencies.
  • Maintain property records and documentation.
  • Ensure compliance with codes, safety, and environmental requirements.
  • Assist with capital projects from planning to completion.
  • Prepare periodic property management and financial reports.

Job description

We are seeking an experienced and highly organized Commercial Property Manager to oversee the day-to-day operations, financial performance, tenant relationships, and overall condition of a portfolio of commercial properties.

The ideal candidate is a proactive professional with strong communication, financial, and problem-solving skills who can effectively balance the needs of property owners, tenants, vendors, and internal teams. This role is responsible for ensuring properties are well-maintained, financially successful, compliant, and operated to a high standard.

Key Responsibilities
  • Manage the day-to-day operations of assigned commercial properties, including office, retail, industrial, or mixed-use assets.
  • Serve as the primary point of contact for tenants and maintain strong, professional tenant relationships.
  • Coordinate property maintenance, repairs, preventative maintenance, janitorial services, landscaping, security, and other building services.
  • Manage and oversee third-party vendors, contractors, and service providers, including obtaining bids and monitoring performance.
  • Prepare and manage annual operating budgets, forecasts, and capital improvement plans.
  • Monitor property income and expenses and identify opportunities to improve operating performance and reduce costs.
  • Review and approve invoices, purchase orders, and vendor contracts in accordance with company policies.
  • Manage tenant lease administration, including lease compliance, renewals, rent escalations, insurance requirements, and other lease obligations.
  • Coordinate tenant move-ins, move-outs, construction, improvements, and other building projects.
  • Conduct regular property inspections and ensure buildings, common areas, and grounds are maintained to company standards.
  • Respond promptly and professionally to tenant concerns, emergencies, and property-related issues.
  • Maintain accurate property records, reports, contracts, certificates of insurance, and other documentation.
  • Ensure compliance with applicable building codes, safety regulations, environmental requirements, and local ordinances.
  • Assist with capital projects and major repairs from planning and budgeting through completion.
  • Prepare regular property management and financial reports for ownership and senior management.
  • Identify and implement initiatives that enhance tenant satisfaction, property value, and operational efficiency.
  • Participate in emergency response and after-hours situations when required.
Qualifications
  • 3+ years of commercial property management experience preferred.
  • Experience managing commercial real estate assets such as office, retail, industrial, or mixed-use properties.
  • Strong understanding of commercial leases, tenant relations, building operations, and property financials.
  • Excellent organizational and time-management skills with the ability to manage multiple priorities.
  • Strong written and verbal communication skills.
  • Demonstrated ability to negotiate with vendors, contractors, and tenants.
  • Strong financial and analytical skills, including experience with operating budgets and expense management.
  • Proficiency with Microsoft Office, particularly Excel and Outlook.
  • Experience with property management or accounting software is a plus.
  • Ability to work independently, make sound decisions, and proactively resolve problems.
  • Strong customer-service mindset and professional demeanor.
  • Bachelor's degree in Real Estate, Business, Finance, Property Management, or a related field is preferred but not required.
