Los Angeles Property Management Group (LAPMG) is seeking an Assistant Property Supervisor - Commercial to support multiple commercial properties in the LA area. You will coordinate with property supervisors, manage tenant inquiries, and work closely with accounting on CAM and billing matters.

The role requires strong organizational skills, attention to detail, and the ability to manage competing priorities while delivering excellent tenant service. A drivers license and field visits are expected.

Qualifications

• Minimum of one year of commercial property management experience in office, retail, or industrial properties.
• Basic understanding of commercial lease terms, including NNN (triple-net) and gross leases, as well as CAM charges.
• Strong organizational skills and ability to support multiple supervisors, properties, and priorities.
• Excellent written and verbal communication and customer service skills, including explaining charges to tenants clearly.
• Ability to anticipate problems, identify solutions, and follow through to resolution.
• Comfort working with maintenance staff and vendors and visiting properties in the field.
• Proficiency in Microsoft Office Suite, including Excel.
• A valid driver’s license and insured vehicle to travel between properties.

Responsabilités

• Provide operational and administrative support to multiple Commercial Property Supervisors across an assigned portfolio.
• Serve as a point of contact for commercial tenants, responding to questions, requests, and concerns professionally.
• Explain rent charges, tenant statements, and CAM reconciliations to tenants and assist with disputes with Accounting.
• Coordinate with Maintenance to monitor repair requests and ensure timely, cost-efficient completion.
• Provide maintenance oversight and on-site visits with vendors as needed.
• Track insurance certificates for tenants and vendors to support lease compliance.
• Conduct regular property inspections and report conditions with recommended actions.
• Prepare and distribute tenant notices and correspondence as directed.
• Maintain organized property records and tenant contacts in the PM system.
• Assist with move-ins/move-outs and capit al improvement projects.
