Commercial Construction Owner's Representative Project Manager

Our expanding Owner’s Representative firm is seeking a talented Project Manager/Estimator with a minimum of 5 years’ Commercial Construction experience to join our team. New building and alteration experience is required. Our firm is not involved in single-family residential construction. Only applicants with relevant large-scale commercial experience will be considered. We offer a great working environment and a diverse project portfolio.

The successful candidate will ensure that projects are coordinated and completed in a safe, timely, efficient, effective, and profitable manner. The Project Manager will be responsible for all aspects related to project assignments, including interactions with clients and client representatives. Organizational skills and the ability to manage multiple projects are required.

The Project Manager must prepare construction project budgets and oversee all projects awarded to them, working with their internal team to ensure successful project execution. Responsibilities include budgeting, contracts, change orders, OAC meetings, scheduling, and serving as the main client contact.

Responsibilities include but are not limited to:

• Represent the company when dealing with existing clients.
• Manage multiple projects simultaneously, in various stages and of varying complexities.
• Oversee and coordinate design development with the design team from schematic design to 100% CDs, including development of project scopes of work.
• Develop and review project budgets through SD, DD, and CD stages.
• Develop scope and prepare bid documents for projects.
• Produce bid analysis with recommendations for award.
• Read and understand blueprints of varying complexity and size.
• Work effectively on independent projects and within the construction team.
• Assist with permitting issues to ensure all permits are secured.
• Maintain strong documentation and communication to meet service expectations.
• Keep organized and updated job files.
• Oversee day-to-day project management.
• Review all design drawings.
• Collaborate closely with project coordinators and site teams.
• Track and maintain accurate project budgets and changes.
• Perform on-site inspections for quality, safety, and progress.
• Create and maintain project schedules.

Minimum Requirements:

• At least 5 years of commercial estimating and/or project management experience.
• Relevant experience in the New York metropolitan area.
• 4-year college degree preferred but not required.
• Proficiency with Microsoft Office, Excel, Outlook, and Project.
• Experience with field management software like Procore is a bonus.
• Excellent verbal and written communication skills.
• Knowledge of building codes and OSHA requirements.
