Polinger Company is seeking an experienced Chief Engineer to oversee maintenance operations and building systems for a residential community in Washington, DC, including two retail tenants. Qualifications

• Minimum of 5 years of experience in building maintenance or engineering, with at least 2 years in a supervisory or leadership role.
• Expert knowledge of building systems including HVAC, plumbing, electrical, and fire protection systems.
• Proficient in troubleshooting mechanical and electrical systems, with the ability to read and interpret technical manuals and blueprints.
• Excellent communication and interpersonal skills, with the ability to effectively interact with residents, tenants, contractors, and team members.
• Strong organizational skills with the ability to prioritize tasks in a fast-paced environment.

Responsibilities

• Oversee all building systems including HVAC, plumbing, electrical, fire protection, and mechanical systems.
• Monitor and maintain equipment to ensure optimal performance, efficiency, and compliance with safety standards.
• Conduct regular inspections and preventive maintenance tasks to identify and address potential issues before they escalated.
• Lead prompt response to maintenance requests from residents and tenants, troubleshooting issues and performing repairs as necessary.
• Coordinate with external contractors and vendors for specialized repairs and services, ensuring timely completion and adherence to quality standards.
• Maintain accurate records of maintenance activities, repairs, and equipment inventory.
• Ensure compliance with all applicable building codes, regulations, and safety standards.
• Conduct training sessions for team members on proper maintenance procedures, safety protocols, and equipment operation.
• Collaborate with the Property Manager to develop and implement strategies for optimizing team performance and efficiency.
• Participate in the building's emergency response plan, leading evacuations, fire drills, and other emergency procedures as needed.
