Job summary

Panda Restaurant Group Inc. is seeking a CFT Assistant Property Manager to oversee the financial performance and operations of its assigned commercial properties in Pasadena, CA.

Responsibilities

  • Prepare annual property budgets and reconcile operating results.

  • Collect rents and ensure timely deposits to keep tenants current.
  • Review CAM and NNN charges for accuracy and reporting.
  • Negotiate contracts with vendors and monitor service levels.
  • Conduct periodic property inspections and manage maintenance quality.
  • Determine tenant vs landlord costs per lease.

Summary of Job Description

The CFT Assistant Property Manager is responsible for the overall performance and profitability of assigned commercial real estate portfolio.The scope also includes the repair and maintenance of plaza properties and performs lease administration work related to billing, accounts payable, and accounts receivable.The position also coordinates with vendors and tenants to resolve property repair and maintenance issues independently and amounts due to tenants related to the terms of the lease agreement are paid accurately and on a timely basis.The CFT Assistant Property Manager oversees financial performance of assigned commercial properties by controlling costs and budgets, maintaining excellent tenant relations, and maximizing the potential of each property through quality control and operations management. The CFT Assistant Property Manager also reviews recurring charges in Yardi for all tenants to ensure charges are accurate and makes billing changes and corrections as needed.This position ensures the coding of property invoices (e.g., property tax, utility, repair and maintenance invoices) is accurate and payment is processed on a timely basis. The CFT Assistant Property Manager must prepare annual operating budgets and conduct annual reconciliation for the assigned properties.

Job Responsibilities
  • Financial Management
  • Responsible for preparing annual property budgets, maximizing net operating income, and continually adding value to the assets.Reviews and analyzes property financial statements to assess the viability of the asset. Reviews and approves expenditures within specified budgetary guidelines. Audit, approve and ensure proper GL code is used on all property invoices (property tax, utility, repair and maintenance invoices, etc.) are paid and processed on time.
  • Tenant Management
  • Responsible for inputting executed leases, renewals, assignment, escalations, and amendments into YARDI to ensure accurate reporting. Collect rent from tenants in assigned portfolio and timely deposit of rents to keep each tenant current.Reviews and reconciles tenant rent and Common Area Maintenance (CAM) and other NNN recovery charges. Build relationships with tenants
  • Vendor Management
  • Ensure all properties are maintained and repairs are executed in a timely and cost-effective manner. Works alongside their manager on contract services, vendor negotiation of service agreements and day-to-day monitoring of vendor performance to assure full compliance with standards established within the service agreement.
  • Operational Management
  • Responsible for the acceptance and property management set up of new developed properties delivered by construction and new acquisition by the real estate team. Conducts periodic property inspections and ensures first-class property condition, including grounds and common area maintenance, according to the standards which will distinguish CFT properties from the competition.Reviews the performance of all improvement work performed on each property (capital and tenant improvements) and ensure a high quality of work is delivered. Works with third-party facility managers, vendors, and tenants to resolve property repair and maintenance issues. Follows up with third-party facility managers to make sure all repair and maintenance issues reported are resolved efficiently and cost effectively. Determines tenant vs landlord responsibility for cost of repairs/requests per lease

  • Works with manager in the annual operational planning to identify areas of opportunity and set measurable business objectives for the upcoming year.

Qualifications - External
Your background and experience

Bachelor's degree in Business or related field required

  • Minimum three years of relevant experience required
  • Successful completion of initial and periodically required trainings.
  • Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.
Pay Range

P2: $72,500- $101,500 per year

* Within the range, individual pay is determined using various factors, including work location and experience.
