Job summary

CCH - Christian Church Homes is seeking a Capital Improvements Manager in Walnut Creek, CA. You will support the Associate Director of Facilities by tracking capital projects, managing scopes, budgets, and schedules, and coordinating with engineers, vendors, and stakeholders to ensure timely, cost-effective delivery.

The role requires 5 years in construction PM or related fields, strong reading of plans, and ability to navigate regulatory requirements.

Qualifications

• 5 years’ experience in construction project management or multi-family housing development project management; or an equivalent combination of education and experience
• Proficiency in reading and interpreting construction documents, blueprints, schematics, specifications, and contracts
• Knowledge of project management methodologies and practices
• Experience in construction processes and understanding of contracts, plans, specifications, and cost estimates
• Ability to manage multiple complex projects and negotiate with contractors, consultants, vendors, and stakeholders

Responsibilities

• Contribute to caring and positive working and living environments for all employees and residents
• Develop, manage, and maintain the Facilities Department's capital improvement project tracking system with reporting to leadership and stakeholders
• Develop initial project scopes, RFPs, schedules, cost estimates, budgets, and implementation strategies
• Review PCNAs and recommend projects accordingly
• Ensure projects comply with building codes, environmental, safety, and regulatory requirements
• Manage capital improvement projects from planning through procurement, construction, inspection, acceptance, and closeout
• Monitor project budgets, expenditures, schedules, milestones, contracts, and deliverables
• Coordinate bidding, contractor selection, negotiations, and procurement activities
• Manage engineers, contractors, consultants, vendors, and project partners
• Collaborate with Asset Management, Property Management, Finance on funding and asset conditions
• Monitor construction through site visits; address issues and coordinate corrective actions
• Assess maintenance reports to determine capital improvements or major repairs
• Evaluate completed projects to improve planning, delivery, and asset performance
• Other related duties as assigned
