Job summary

FirstService Residential in New York, NY, is seeking a Maintenance Supervisor to oversee the physical plant. You will monitor and communicate issues across carpentry, electrical, HVAC, plumbing, painting, and general repairs, implementing preventive maintenance per company guidelines.

The role requires 3–5 years in building trades, strong communication skills, and proficiency with MS Office. Requires on-site supervision and on-call availability for emergencies.

Qualifications

• High school diploma or equivalency preferred.
• Strong maintenance and repair skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing and electricity.
• 3–5 years general experience in building trades, repair and replacement maintenance or handy work.
• Computer literacy: Proficiency and working knowledge of Microsoft Office applications (Word, Excel, e-mail).
• Effective written and verbal communication skills.
• Strong customer service, communication and interpersonal skills.
• Multiple language fluency is desirable.

Responsibilities

• Maintains a safe and secure environment throughout the building(s).
• Supervises, trains and directs maintenance staff through work orders.
• Plans, monitors, and appraises job results, coaches, counsels and disciplines employees.
• Assesses repair needs and estimates time for repairs, determining if professional assistance is needed.
• Monitors service contractors and building repair/maintenance contractors.
• Inventories and orders maintenance supplies.
• Maintains disaster preparedness with plans and crisis management.
• Completes repair work orders and documents.
• On-call availability for emergencies and projects as assigned by property manager.
• Schedules and assigns work to meet shift requirements.
• Requests materials, tools, and supplies needed for a job.
• Administers preventive/reactive maintenance schedule.
• Records and evaluates maintenance activities.
• Oversees construction, installation, and preventive maintenance of equipment.
• Observes/evaluates corrective maintenance or repair on equipment.
• Trains employees to perform maintenance tasks and ensures safety.
