Job summary

WinnCompanies in El Paso, TX seeks a Property Manager I at Alamito Terrace to oversee daily operations, leasing, financial performance, maintenance, and compliance of a 76-unit affordable community. You will lead a small site team and deliver exceptional resident service.

The role requires 1-3 years in property management, bilingual English/Spanish, strong communication and organizational skills, and the ability to manage budgets, rent collections, and occupancy goals in a fast-paced environment.

Qualifications

• High school diploma or GED required.
• 1-3 years in property management, multifamily housing, leasing, or residential operations.
• Bilingual in English and Spanish.
• Previous supervisory or team lead experience.
• Knowledge of landlord-tenant laws and property management operations.
• Experience with Microsoft Office and web-based applications.
• Strong customer service, communication, organizational, and problem-solving skills.

Responsibilities

• Manage daily operations of the multifamily community, ensuring occupancy, resident satisfaction, and compliance.
• Oversee leasing activities, including marketing, applications, move-ins, renewals, and rent increases.
• Drive occupancy, rent collections, resident retention, and revenue goals.
• Prepare and manage property budgets, financial reports, PO's, invoices, and variance reporting.
• Ensure compliance with applicable federal, state, local, LIHTC, HUD, and affordable housing requirements.
• Partner with maintenance teams to preserve assets and complete preventive maintenance.
• Lead, train, and develop site team members and foster a customer-focused culture.
