Job summary

CHA is seeking a Property Manager to oversee day-to-day operations of assigned properties, lead onsite staff, and ensure compliance with regulatory and Fair Housing standards.

The role requires at least 5 years in property management, including experience with affordable housing programs such as Section 8 or public housing, and fluency in English and Spanish. On-site leadership, budget awareness, and strong vendor coordination are essential.

Qualifications

• High school diploma or equivalent required; college degree in Business, Urban Planning, Real Estate, or related field preferred.
• Must be bilingual in English and Spanish.
• Minimum of 5 years property management experience, preferably in affordable housing or nonprofit environments.
• Experience managing affordable housing programs such as Section 8 and/or public housing is required.

Responsibilities

• Oversee daily operations of assigned properties.
• Supervise onsite staff and provide direction.
• Coordinate with Maintenance Supervisor on work orders and preventive maintenance.
• Conduct routine inspections of property grounds, common areas, and units.
• Ensure vacant units are prepared for occupancy in a timely manner.
• Assist with annual unit, site, and regulatory inspections.
• Monitor expenses and recommend repairs within budget.
• Identify opportunities to improve operations and reduce costs.
• Handle property emergencies promptly and notify corporate staff.
• Oversee safety and security procedures.
• Manage marketing, leasing, occupancy, and resident retention.
• Foster positive relationships with residents and address concerns professionally.
• Serve as liaison between residents and agencies when needed.
• Monitor financial reporting and property performance.
• Ensure compliance with Fair Housing and affordable housing programs.
• Manage vendor relationships and ensure contracted work is completed.
