Gorman & Company, LLC is seeking a bilingual Property Manager to oversee Avenida del Sol and Terraza del Sol, two LIHTC/HOME affordable housing communities. You will lead on-site teams, ensure compliant operations, and drive occupancy and resident satisfaction.

This role requires 3+ years of property management experience, fluency in English and Spanish, and strong financial oversight. You will manage leasing, certifications, budgets, and reporting while maintaining a welcoming community and

Qualifications

• 3+ years of property management experience, with affordable housing operations.
• Fluency in English and Spanish for resident and team communication.
• Hands-on experience with LIHTC and HOME programs, including income certifications and compliance documentation.
• Previous supervisory or leadership experience coaching and developing staff.
• Strong budgeting, rent collection, expense management, and operational reporting.
• Proficiency with property management software and Microsoft Office; RealPage OneSite preferred.

Responsibilities

• Oversee day-to-day operations of two communities, leading onsite teams and ensuring efficient property operations.
• Lead leasing and marketing activities, including tours, applications, lease execution, renewals, and occupancy goals.
• Manage affordable housing compliance activities, including certifications and eligibility determinations.
• Oversee financial performance: rent collection, AR, budgets, expenses, invoices, and reporting.
• Foster resident relationships, address concerns, and promote an inclusive, welcoming community.
• Coordinate maintenance, turnovers, vendor relations, and capital improvement needs.
• Recruit, train, and develop team members and communicate updates to regional leadership.
