Job summary

Providence Group Management Services, LLC in Charlotte, NC seeks an Assistant Property Manager to support two Property Managers across properties in Charlotte and other NC/SC areas.

You will manage delinquencies, vendor contracts, leases, and property operations, with emphasis on budget help, reporting, and coordination of maintenance and inspections. A Bachelor's degree and 1 year PM experience preferred; MRI and MS Office skills advantageous.

Qualifications

• Bachelor's Degree in a related field; 1 year of commercial property management preferred.
• Strong time management with ability to handle multiple tasks.
• Excellent written and verbal communication skills.
• Demonstrated interest and enthusiasm for property management.
• Solid understanding of Microsoft Office applications.
• MRI accounting software experience preferred.

Responsibilities

• Manage tenant delinquencies and collections, including notices and ejectment assistance.
• Handle vendor contracts, COIs, and approve invoices with the Property Manager.
• Gather pricing for building maintenance and projects.
• Coordinate tenant move-outs and inspections with the Property Manager.
• Review leases and respond to lease questions.
• Receive and follow-up on tenant maintenance calls and after-hours emergencies.
• Assist with on-site property inspections and lender inspections.
• Assist with annual budget and reconciliation completion.
• Ensure lease compliance and collect COIs.
• Collect and maintain HVAC database and Tenant Sales data.
• Assist in monthly property reports and MRI data entry.
• Collaborate with departments to meet company objectives.
