Job summary

Guardian Real Estate Services LLC is hiring a Full-Time Assistant Manager for Stillwater Crossing, a 240-unit LIHTC property in Bend, OR. You will assist the Community Manager with daily property operations, resident paperwork, reporting, and maintenance coordination to ensure excellent resident service and financial health.

The role requires strong organization and communication, with LIHTC knowledge preferred.

Qualifications

• High school diploma or GED.
• At least 1 year of experience in property management or a similar field.
• Prior affordable housing experience preferred.
• Excellent attention to detail and organizational skills.
• Strong mathematical skills.
• Strong customer service skills.
• Possess strong technology, internet and general computer use skills and willingness to learn new programs as needed.
• Ability to speak, read and write in English.
• Ability to communicate effectively in writing and verbally.
• Ability to speak Spanish preferred.
• Ability to complete company training requirements within deadlines.

Responsibilities

• Always represent Guardian in a positive and professional manner.
• Support Community Manager’s efforts to ensure compliance with property management obligations.
• Work in compliance with all applicable laws (Fair Housing, Landlord Tenant Laws, OSHA, etc.).
• Coordinate collection and documentation of all revenues following lease obligations and policies.
• Ensure compliance with affordable program requirements for the property.
• Complete resident income certifications and recertifications timely to maintain program funding.
• Complete move-in/move-out paperwork with residents.
• Collect delinquent accounts per legal guidelines and liaise with accounting for rent roll accuracy.
• Coordinate day-to-day leasing activities (tours, guest cards, wait list, applications, vacancy reports).
• Identify leasing prospects and respond to routine inquiries.
• Purchase goods/services as directed and input invoices into Yardi Voyager.
• Coordinate repairs and maintenance with staff and vendors; inspect property and units.
• Follow confidentiality guidelines for all resident, property, owner, and Guardian information.
• Accurately record time worked and follow time-keeping guidelines.
• Collaborate with corporate departments to support property management.
• Maintain relationships between departments and colleagues.
• Pursue process improvements to meet resident needs and ownership goals.
• Perform other duties as assigned by managers.
