Job Description

The Assistant Property Manager's primary responsibilities include motivating and encouraging the Leasing Consultants in leasing tasks; compiling, understanding, and utilizing market information on an ongoing basis; and preparing for advancement to Property Manager. The position reports directly to the Property Manager.

The main focus shall include, but not be limited to:

  1. Collect rent in a timely manner, ensuring revenue data is correctly posted in the accounting system.
  2. File evictions when applicable, and stay informed of local laws and policies.
  3. Issue lease violations as necessary and work closely with the property manager to ensure community guidelines are met.
  4. Review and approve applications, ensuring proof of income and applications meet community qualification guidelines.
  5. Audit move-ins to confirm all applicable monies have been paid and leasing documents are executed and uploaded.
  6. Ensure residents' current and scheduled billing is accurate.
  7. Complete monthly reports following company guidelines.
  8. Familiarize with the property budget, assist in bill preparation and upload, and submit for approval.
  9. Troubleshoot and resolve resident issues before escalation.
  10. Assist with leasing activities and conduct tours.
  11. Handle escalated service requests, working with the team to meet customer service standards.
  12. Work with the property manager to meet occupancy and leasing goals.
  13. Assist with hosting resident functions and maximizing renewals.
  14. May need to work one weekend per month.

Qualifications

  • Valid Driver's License
  • At least 1 year of experience in property management or real estate preferred
  • High school diploma required; post-secondary education in business or property management preferred

Skills, Knowledge, and Abilities

  • Excellent computer skills, including verbal, math, and reasoning skills
  • Strong negotiating and sales abilities
  • Leadership, interpersonal, and organizational skills
  • Effective time management and attention to detail
  • Proficiency in Microsoft Office Suite and property management software (e.g., Onesite, Yardi, RealPage)
  • Knowledge of internet, email, and social media for marketing
  • Ability to handle multiple projects, cope with stress, maintain confidentiality, and work independently or in a team
  • Flexibility to work evenings, weekends, and holidays as needed
