Job Summary:

The Assistant Property Manager assists in the day-to-day implementation of policies, procedures, and programs to ensure a well-managed, well-maintained property, emphasizing positive response to customer concerns and increasing property value.

This position is located in Tampa, FL. It is an on-site role. This is not remote or hybrid.

Responsibilities:
  1. Customer Relations and Property Management
  2. Develop and maintain positive customer relations, creating goodwill and providing responsive services.
  3. Coordinate communication related to customer move-ins and move-outs.
  4. Assist with customer events, receptions, and orientations.
  5. Meet regularly with customers to communicate building events and gather feedback.
  6. Manage the property website to ensure information accuracy.
  7. Perform property inspections to assess risks, maintenance needs, and develop improvement plans.
  8. Prepare reports, correspondence, and maintain files.
  9. Manage contracted services, conduct bid processes, and liaise with service providers.
  10. Assist with staff training, supervision, and emergency response procedures.
  11. Participate in construction projects, collaborating with relevant teams.
Property Accounting:
  1. Assist in preparing budgets and financial reports.
  2. Review and approve billing and invoices.
  3. Reconcile invoices and manage accounts receivable/payable.
  4. Review operating expense calculations and approve customer statements.
  5. Prepare communication to tenants regarding rent and lease details.
Leasing:
  1. Manage lease agreements and obligations.
  2. Prepare notices and lease documents.
  3. Support leasing activities, including tours and space marketing.
  4. Review lease language with counsel.
Qualifications:
  • Minimum 2 years of commercial property management experience.
  • Bachelor's degree preferred; high school diploma required.
  • Valid driver’s license.
  • Excellent communication and interpersonal skills.
  • Organized, detail-oriented, and able to manage multiple projects.
  • Proficient in Microsoft Office and property management software.
  • Ability to analyze problems and draw valid conclusions.
  • Strong sense of urgency, customer service, integrity, and communication skills.
