60 Guilders, LLC (“60G”) is a New York City-based real estate investment and management firm founded in 2013 by Kevin Chisholm. The firm specializes in identifying, acquiring, and repositioning value-add office and multifamily properties through a combination of rigorous fundamental research and an entrepreneurial investment approach. Partnering with institutional capital, 60G is fully vertically integrated across seven key business lines: Acquisitions, Asset Management, Property Management, Construction Management, Design & Marketing, Leasing & Sales, and Finance & Accounting.
We are looking for a highly skilled and experienced Assistant Property Manager to join our dynamic team. They will be responsible for supporting development and operation activities at 60G for a multi-family residential property with possible office and/or retail space, alongside the Vice President of Property Management and Commercial Property Managers and On-Site Residential Community Managers. You will work closely with our development, operations and construction teams, assisting in day-to-day operations, special projects and the coordination and implementation of capital improvement projects when needed.
The successful individual will have a strong desire to create extraordinary experiences in offices, home and community while exceeding customer and resident satisfaction.
Responsibilities include, but not limited to:
- Manage onsite staff of maintenance professionals when the property/community manager is away
- Assist in the overall financial and operational performance of the property
- Establish and maintain positive customer service relationships with all constituents, residents, vendors, etc.
- Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs
- Assist in monitoring project budgets by tracking expenses, reviewing invoices and assigning POs when the property/community manager is away
- Write clear and concise reports to support the team
- Collaborate with internal teams and external stakeholders to facilitate effective communication
- Communicate effectively with construction team and asset management regarding property business plan and objectives
- Coordinate projects with team members in leasing, accounting, maintenance, and construction
- Oversee and execute lease renewals, move-ins, move-outs, and transfers within the building
- Assist in unit inspections and scheduling unit make ready for leasing
- Ensure all customer work orders and concerns are handled promptly and appropriately
- Assist in resident retention programs and social events, when needed
- Enforce terms of rental agreements and work with accounting for collections for overdue accounts, when needed
- Be familiar with and assist in processing DHCR items (payments and yearly registration), when applicable
- Be familiar with tenant landlord legal process, property law, rent demands and eviction process
- Assist in clearing building or unit violations
- Assist in ensuring buildings meet all compliance requirements (Local Laws, building registrations, safety mailings, etc.)
- Assist in ensuring properties are in safe and clean condition by performing weekly inspections to identify potential issues, and ensure compliance with safety and quality standards
- Be available for after-hour emergencies as necessary, when the property/community manager is away
- Troubleshooting issues as they arise
- Perform other duties and projects assigned
Qualifications
- Bachelor degree or higher in business administration, real estate, accounting, or a related field
- 2+ years of property management experience
- Effective communication and interpersonal skills, with the ability to collaborate effectively in a team environment or solo
- Meticulous with excellent organizational and time management skills
- Basic understanding of building operations and terminology
- Strong attention to detail and accuracy is a must
- Ability to multitask, prioritize responsibilities, and work in a fast-paced, entrepreneurial environment
- Proficiency in Microsoft programs (Word, Excel, etc.), comprehensive knowledge of industry software systems. Yardi Voyager is a must, RentCafe, On-Site, Click Pay, Building Engines and BuildingLink
- At-will employment with 90-day probation period
- Full-time in office/sites, Monday-Friday
