Position Overview
Assistant Property Manager who will assist the property manager in overall operations: efficient operations, lease administration, financial reporting, and a positive experience for residents, associates, and property owners.
Responsibilities
- Assist manager with day‑to‑day operations, resident satisfaction, retention, and full resident lifecycle
- Understand operations guidelines within the property management agreement
- Manage accounts receivable: collect rent, post rent, deposit, maintain accurate rent roll
- Complete daily, weekly, monthly financial and leasing reports
- Audit records/files for administrative action: lease expirations, delinquent accounts, unlawful detainers
- Collect delinquent balances from previous residents
- Process evictions: paperwork, serving notices, attending court hearings
- Lease apartments as needed; shop competitive properties
- Inspect buildings and grounds, alert maintenance of needed repairs
- Process move‑ins, move‑outs, lease renewals
- Audit lease agreements and resident files for accuracy
- Train staff on leasing, traffic entry, marketing, maintenance, office operations
- Compose routine correspondence, rental notices, other letters and memorandums
- Assist with resident relations and problem resolution
- Assume responsibility for operations in manager’s absence
- Comply with all company policies, health and safety rules, state, local, and federal laws
- Perform other duties as assigned
Education & Experience
- High school diploma required; bachelor’s degree preferred
- Two to three years of property management experience required
- Knowledge of resident rental lifecycle activities required
- Real estate license preferred or may be required in some locations
- Prior experience in Yardi Voyager or equivalent system preferred
Skills & Requirements
- Basic knowledge of Microsoft Office (Outlook, Word, PowerPoint, Excel)
- Excellent interpersonal skills for communication with all levels of management
- Sensitivity to confidential matters
- Ability to work independently and prioritize in a fast‑paced environment
- Ability to relay technical concerns with detail, speed, accuracy
- Proficiency in reading, writing, understanding, and conversing in English
- Ability to use general office equipment (telephone, fax, printer, copier, key‑track)
- Excellent customer service and interpersonal skills
- Strong organizational and time‑management skills
- Ability to de‑escalate angry or difficult situations
- Valid driver’s license, clean record, current auto insurance required
- Compliance with all safety requirements
- Completion of Avenue5 Fair Housing, Diversity and Inclusion Training within first 30 days
