Job summary

MEB AFFORDABLE MANAGEMENT SERVICES LLC is seeking an Assistant Property Manager in Mesa, AZ to support all aspects of property operations for a LIHTC/HUD fund community. The role covers resident relations, leasing, rent collection, budget monitoring, and vendor supervision under the Community Manager.

You will oversee move-ins/outs, staff training, and ensure compliance with company policies and tax-credit regulations while maintaining high service standards for residents and applicants.

Responsibilities

  • Under the general supervision of the Community Manager, responsible for all phases of property operations.
  • Responsible for maintaining property performance in the absence of the Community Manager.
  • Maintains courteous communication with residents, applicants, fellow employees, and representatives of other companies.
  • Assists Manager in training of staff and overseeing work performed by all staff members under their direction.
  • Assist Manager with written evaluations of employees and make recommendations for salary increases and/or advancement.
  • Conducts tours of the community and apartment homes, and process and screen applications for verification on a daily basis.
  • Collects and posts rents; make daily bank deposits.
  • Maintains and faxes the in daily deposit log recap.
  • Assists Manager with processing/maintenance of all payables, expense journal, monitoring of budget.
  • Supervises outside contractors working on property.
  • Handles all details of move-ins including overseeing preparation of paperwork, and inspecting units prior to move-in.
  • Handles all details of move-outs, including move-out inspections and completion of security deposit disposition in accordance with company timeline.
  • Oversees completion of various required reports including: Daily & weekly, Monthly apartment status, Lease expiration, Market surveys, Variance reports.
  • Assist Manager with completion of month-end closeout, including running reports and submitting all paperwork to corporate office.
  • Is aware of and works within established budget; notifies the Manager of variations.
  • Ensures maintenance or other personnel ordering for the property is aware of budget and spending limits.
  • Organizes and prepares notices including lease renewals and payment reminders.
  • Follows up on notices as necessary and oversees scheduling of maintenance requests and apartment turnovers.
  • Follows up with residents to ensure requests are completed in a timely manner and to their satisfaction.
  • Ensures all maintenance emergencies are addressed and inform residents of work-order delays.
  • Establishes schedules for on-call emergency personnel and notifies the answering service of staff changes.
  • Reports accidents and emergency situations to the corporate office promptly and prepares proper reports.
  • Maintains OSHA standards and company safety policies at all times.
  • Maintains required company dress code and professional appearance.
  • Maintains Grace Hill / Vision training as required.

Job Type: Full time – 40 Hours per week

Position Summary:

Responsibilities include resident relations, leasing, rent collection, financial reporting, vendor supervision, and overseeing move-ins and move-outs. This role assists with staff training, budget monitoring, and maintenance coordination while ensuring compliance with company policies, OSHA standards, and tax‑credit regulations. The Assistant Property Manager maintains professional communication, prepares required reports, and ensures a high standard of service for residents and applicants.

Ensures maintenance or other personnel ordering for the property is aware of the budget and spending limits

Organizes and prepares notices including

Lease renewals

Non‑compliance

Follows up on notices as necessary

Assists Manager in overseeing scheduling of maintenance requests and apartment turnovers

Follows up with residents to ensure requests are completed in a timely manner and to their satisfaction

Ensures all maintenance emergencies are taken care of and residents are always informed of any work‑order delays

Establishes schedules for on‑call emergency personnel

Ensures answering service is notified of changes in staff or on‑call personnel

Reports accidents and emergency situations to the corporate office immediately and prepare the proper reports

Regular and reliable attendance and punctuality at work

Is aware of and operates within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times

Responsible for thorough knowledge and adherence of the Company’s policies and procedures

Responsible for maintaining the required property dress code and ensuring a professional appearance and attitude at all times

Responsible for maintaining Grace Hill /Vision training as required

Requirements:

18 years of age

Experience in a LITCH/HUD fund community

Excellent communication and phone skills

Strong organization and time management skills
