Job summary

RPM Living is seeking an Assistant Maintenance Manager to uphold and enhance property value at our communities in Texas. You will take on Maintenance Manager duties in their absence and ensure timely work order completion and compliance with safety standards.

You will troubleshoot HVAC, electrical, plumbing, and related systems, coordinate with residents and contractors, and perform preventive maintenance to protect property quality.

Qualifications

• High school diploma or GED – Preferred.
• One year of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
• EPA certification required.
• CPO – Preferred.
• Basic skills in Microsoft Office Suite.

Responsibilities

• Ensure prompt coordination and response to emergency on-call and after-hours maintenance assignments.
• Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system.
• Document all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing work.
• Troubleshoot, diagnose, and repair a variety of issues, including HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and exterior maintenance.
• Perform sheetrock repairs to maintain the community's aesthetics and structural integrity.
• Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws.
• Collaborate effectively with maintenance team members, other departments, and external contractors to ensure seamless property maintenance.
• Conduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the property.
• Assess property safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being.
• Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization.
• Assume the responsibilities of the Maintenance Manager in their absence, ensuring the continuity of maintenance operations and decision-making.
