Job summary

RPM Living in Austin, TX is seeking a Maintenance Manager to coordinate with the Community Manager and Assistant Manager to increase NOI by maintaining interior and exterior of the property to RPM standards while staying within budget.

You will supervise maintenance staff, manage bids, handle work orders, ensure safety and codes compliance, and mentor the team to deliver efficient, reliable service.

Qualifications

• High school diploma or GED – Preferred
• Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
• A minimum of one year of supervisory experience – Preferred
• EPA certification required
• CPO – Preferred
• Microsoft Office Suite, Project Management

Responsibilities

• Supervise maintenance of the property and grounds; lead maintenance staff
• Maintain the property's operating budget and secure bids for supplies and services
• Process purchase orders (POs) and invoices to keep costs under control
• Review and prioritize work orders to ensure timely completion and resident satisfaction
• Oversee maintenance, cleanliness, and safety; ensure compliance with fire and safety codes; oversee construction projects
• Troubleshooting and repair HVAC, electrical, and plumbing systems to maintain functionality
• Liaise with property manager, respond to emergencies, and maintain records; provide cost-saving initiatives
• Implement preventative maintenance plans; be on call for after-hours emergencies; ensure OSHA compliance
• Mentor and train maintenance team members to enhance skills
