Liveqmg is seeking a motivated Assistant Manager / Bookkeeper to join our property management team in District Heights, MD. This is a key leadership role managing day-to-day operations, supporting leasing and resident retention, and maintaining accurate financial records.

Qualifications

  • 1–3 years of multifamily/property management, leasing, or related experience preferred.
  • High school diploma or equivalent required; bachelor's degree preferred.
  • Strong customer service, communication, organizational, and problem-solving skills.
  • Ability to handle multiple priorities in a fast-paced environment.
  • Strong attention to detail and accuracy with financial and resident records.
  • Ability to exercise sound judgment and work independently.
  • Professional, positive, and team-oriented attitude.
  • Strong computer skills, including Microsoft Word, Excel, Outlook, and PowerPoint.
  • Experience with property management software and accounting software is a plus.
  • Comfortable working with email, internet-based systems, and digital documentation.
  • Strong mathematical skills for rent calculations, prorations, budgets, and financial reporting.

Responsibilities

  • Assist the Community Manager with the daily operation of the community.
  • Serve as Acting Community Manager in their absence.
  • Assist with interviewing, hiring, onboarding, training, and scheduling office staff.
  • Conduct file audits and review applications for accuracy and completeness.
  • Assist with renewal pricing and maintain appropriate approval processes.
  • Prepare reports and assist with special projects as assigned.
  • Post rents and manage rent collections and delinquent accounts.
  • Assist with Accounts Receivable, Accounts Payable, budgets, and financial reporting.
  • Balance resident ledgers and financial reports.
  • Prepare and make daily bank deposits.
  • Assist with eviction filings and other collection activities.
  • Process lease renewals and maintain accurate resident records.
  • Monitor and follow up on outstanding balances and administrative items.
  • Welcome prospective residents and identify their housing needs.
  • Conduct professional community and apartment tours.
  • Highlight community amenities and effectively close leasing opportunities.
  • Process applications, deposits, and application fees.
  • Coordinate credit, rental history, and employment verifications.
  • Prepare leases and required addenda following approval.
  • Follow up with prospects through calls, emails, and other outreach to maximize conversions.
  • Build relationships with prospective and current residents to increase occupancy and retention.
  • Monitor upcoming renewals and follow up consistently until completed.
  • Maintain accurate leasing and activity reports.
  • Provide exceptional, professional service to current and prospective residents.
  • Respond promptly and respectfully to resident questions, concerns, and complaints.
  • Follow up on resident requests to ensure issues are resolved.
  • Enforce community policies and maintain consistency in resident communications.
  • Prepare and distribute resident notices as needed.
  • Assist with resident retention initiatives and creative ideas to increase satisfaction.
  • Route resident service requests to the maintenance team and monitor completion.
  • Follow up with residents to confirm satisfaction with completed work.
  • Inspect vacant and pre-leased apartments to ensure they are ready for move-in.
  • Conduct property walks and report cleanliness, safety, or maintenance concerns.
  • Help maintain a clean, welcoming, and well-presented community.
