Job summary

Pratum Companies is seeking an experienced Assistant Community Manager to join our South Florida team serving West Palm Beach, Fort Pierce and Fort Lauderdale communities. This full-time role offers a $1,000 sign-on bonus, a competitive $22.00–$25.00 per hour wage, and excellent benefits.

You will assist the Community Manager with HUD/Section 8 recertifications, leasing, rents, and compliance, while delivering strong resident services and accurate recordkeeping to keep properties running

Qualifications

• Previous residential Property Management experience.
• Working knowledge of HUD/Section 8 recertifications and compliance.
• Knowledge of HUD rules and regulations.
• Accounts receivable and collections experience.
• Experience with rent collections, deposits, resident accounts, and general property operations.
• Strong organizational and time-management skills.
• Excellent written and verbal communication skills.
• Strong customer service skills.
• Ability to work independently and follow through on assignments.
• Working knowledge of Microsoft Word, Excel, Outlook, and property management software such as OneSite and/or Yardi.

Responsibilities

• Assisting with HUD, Section 8, Tax Credit/LIHTC recertifications and compliance.
• Scheduling and conducting resident recertification interviews.
• Reviewing income, assets, rent calculations, and required documentation for accuracy.
• Maintaining resident files in accordance with company and regulatory requirements.
• Maintaining and managing the property waiting list.
• Assisting with leasing, rent collections, accounts receivable, deposits, and resident services.
• Building positive relationships with current and prospective residents.
• Preparing and executing lease documents and other required paperwork.
• Assisting residents with questions and helping resolve concerns, complaints, disturbances, and lease violations.
• Coordinating inspections and resident information.
• Supporting the Community Manager with the daily operation of the property.
• Maintaining accurate records and helping ensure deadlines do not become emergencies — because in Property Management, we already have enough surprises!
