Role Overview

The Assistant Community Manager oversees daily operations and financial functions under the supervision of the Community Manager. Responsibilities include managing rent collection, personnel, leasing, maintenance, administration, and risk management. The role involves supervising staff, ensuring compliance with policies, safety, and fair housing guidelines.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income accurately and timely.
  • Process and reconcile account receivables daily.
  • Follow up on bad debt, prepare late notices, contact residents/guarantors, and file evictions.
  • Assist in meeting budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts, including utilities where applicable.
  • Perform end-of-month closing and reporting.
  • Maintain organized records and audit resident files.
  • Post move-out charges, security deposits, and refunds.
Personnel Management
  • Regular onsite attendance.
  • Screen, hire, train, coach, and develop staff using consistent techniques.
  • Ensure staff effectiveness through ongoing training and guidance.
  • Promote harmony and high performance among staff.
  • Ensure compliance with company policies.
  • Implement leasing strategies, follow-up, and documentation.
  • Execute marketing strategies and resident retention programs.
  • Show, lease, and facilitate resident move-ins.
Administrative Management
  • Monitor customer service and maintenance responsiveness.
  • Maintain property appearance and oversee repairs.
  • Assist in supervising operational functions.
  • Manage resources, equipment, and supplies economically.
Education/Experience
  • High School Diploma or equivalent; Bachelor’s preferred or 2 years industry experience.
  • Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Stationary work, frequent movement, ability to ascend/descend ladders, lift objects up to 25 lbs, and work in various environmental conditions.

Our total rewards package includes competitive salary, benefits, 401K with employer match, bonuses, paid sick days, and holidays. Salary range: $20-$23/hour.
