The Assistant Community Manager oversees daily operations and financial functions under the supervision of the Community Manager. Your role includes managing rent collection, financial reporting, personnel, leasing, maintenance, and ensuring compliance with policies, safety, and fair housing guidelines.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income accurately and timely.
  • Process and reconcile account receivables daily.
  • Follow up on bad debt, prepare late notices, and handle evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts and bill utilities where applicable.
  • Perform end-of-month closing and reporting.
  • Maintain organized records and audit resident files.
  • Walk units, post move-out charges, and handle security deposits.
Personnel Management
  • Attend onsite regularly.
  • Screen, hire, train, coach, and develop staff following company directives.
  • Ensure staff effectiveness through ongoing training and support.
  • Promote harmony and high performance among staff.
  • Ensure staff compliance with policies and procedures.
Strategic Leasing Management
  • Ensure effective leasing techniques and accurate reporting.
  • Implement marketing strategies from the annual plan.
  • Address resident concerns and develop retention programs.
  • Show, lease, and facilitate resident move-ins.
Administrative Management
  • Manage customer service and maintenance responsiveness.
  • Maintain property appearance and oversee repairs.
  • Assist in supervising business functions and resource management.
Education/Experience
  • High School Diploma or Equivalent; Bachelor’s preferred, or 2 years in housing industry, or related experience.
  • Proficient in onsite software and basic computer skills.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly stand, sit, communicate, and perform physical tasks up to 25 lbs.
  • Move around the property, ascend/descend ladders, work in various environments and conditions, including emergencies and outdoor weather.

Asset Living offers a comprehensive total rewards package, including benefits, 401K, bonuses, and paid time off. Salary ranges from $20 to $27 per hour, depending on experience.
