Job summary

The Assistant Community Director at Kairoi assists the Community Director in managing a multifamily property, overseeing resident relations, financial processes, and compliance to ensure a high‑quality living experience.

You will lead lease renewals, supervise office staff, handle rent collections and reporting, coordinate move‑ins/move‑outs, and maintain accurate resident files while upholding confidentiality and applicable laws.

Qualifications

• 3-4 years of multifamily or related hospitality/customer service experience.
• Associate's Degree or equivalent preferred.
• Familiarity with Fair Housing, evictions, and related laws.
• Strong financial acumen and ability to calculate figures (concessions, late fees).
• Excellent professionalism and communication skills.
• High attention to detail.
• Valid driver's license with clean record in last 12 months.
• Understand luxury communities and concierge service expectations (for luxury properties).

Responsibilities

• Lead resident relations and retention programs.
• Address and resolve resident concerns and complaints.
• Maintain professional relationships with residents.
• Initiate the lease renewal process with residents.
• Provide exceptional customer service to current and future residents.
• Ensure timely collection of rent payments.
• Manage delinquent accounts and communicate with residents about balances.
• Accurately input and collect late fees, rental amounts, concessions, etc.
• Prepare bank deposits.
• Assist with the eviction process in compliance with laws and guidelines.
• Coordinate move-in and move-out procedures.
• Process paperwork and maintain resident files with confidentiality.
• Prepare weekly traffic, renewal, and financial reports.
• Manage office supplies and ensure resources for the office team.
• Assume supervisory responsibilities in the absence of the Community Director.
• Issue lease violations, late notices, and other communications to residents.
• Enforce organizational policies and ensure compliance with protocol.
• Conduct pre-move-in inspections and move-out inspections for Final Account Statements.
