Monarch Investment And Management Group is seeking an Apartment Maintenance Supervisor for Valley Stream Apartment's in Toledo, Ohio. The role leads a maintenance team, performs preventive maintenance, and handles administrative duties at the property.

Qualifications

• Experience supervising 3+ employees.
• Drywalling, painting, and carpentry skills.
• Plumbing knowledge including sweating copper pipe.
• Electrical knowledge: outlets, switches, lighting.
• Appliance diagnosis/repair for refrigerators, stoves, dishwasher, disposal.
• Water heater knowledge (electric and gas).
• Snow removal experience and equipment handling.

Responsibilities

• Complete work orders in a timely manner based on priority.
• Make Ready / Turning Units between tenants.
• Paint/Stain interior and exterior surfaces.
• Assist in monthly budget reviews with the Property Manager.
• Maintain and oversee a preventative maintenance program.
• Oversee exterior structural maintenance as needed.
• Manage 24/7 emergency cell phone coverage for incidents.
• Assist with capital projects including rehab or major repairs.

Today we are looking for a career oriented Apartment Maintenance Supervisor to join our TEAM at Valley Stream Apartment'sin Toledo, Ohio. The Maintenance Supervisor is responsible for coaching and leading a team, preventative maintenance and administrative duties.

What We Need:

• Ensure all work orders are completed in a timely manner based on priority
• Make Ready / Turning Units in between tenants
• Painting/Staining both interior and exterior applications
• Working hand in hand with the Property Manager on a monthly budget review
• Manage and adapt a preventative maintenance program
• Exterior structural maintenance as needed
• Managing coverage of a 24/7 emergency cell phone
• Snow removal (when applicable)
• Assist in capital projects including but not limited to rehab and/or major repairs

What You Need:

• Experience managing/supervising 3+ employees
• Dry walling including painting and carpentry
• Working knowledge of plumbing including sweating copper pipe
• Working knowledge of electrical including outlets, switches and light fixtures
• Working knowledge to repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
• Water heater knowledge both electric and gas
• Experience with operating a plow truck for snow removal

A physical demonstration of your ability to complete the basic job duties will be required during the interview process.
