Job summary

5812 Investment Group is seeking a qualified Maintenance Supervisor to lead our maintenance teams at properties in the Columbus area. You will oversee daily tasks, mentor staff, coordinate vendors, and ensure timely responses to service requests.

The role emphasizes safety, scheduling, and record-keeping, with on-site responsibilities and 24/7 on-call potential. A strong plumbing, electrical, carpentry, locksmith skill set and HVAC Type II certification are required.

Qualifications

• Demonstrated knowledge of building maintenance and supplies.
• Minimum of three (3) years prior experience.
• Basic plumbing, electrical, carpentry, and locksmith skills.
• Type II HVAC certification required. Universal certification preferred.
• Must possess own hand tools.
• Strong customer service; handle difficult situations.
• Good planning and organizing skills; prioritize and plan.
• Ability to speak, read, and write English.
• Ability to pass background and drug screenings.

Responsibilities

• Organize and assign daily tasks for maintenance team and manage service requests.

• Inspect and schedule routine maintenance of equipment and vehicles.

Responsibilities:

• 1. Organize and assign daily tasks and general maintenance including service requests and punch (make ready) work for maintenance team & providing scheduling updates to the CD.
• 2. Train, motivate, and mentor maintenance team.
• 3. Schedule and manage outside vendors.
• 4. Complete inspections and schedule routine maintenance of equipment and vehicle(s).
• 5. Effectively handle resident service requests in a timely manner as per company standards.
• 6. Diagnoses and performs minor and routine maintenance/repair
• 7. Maintain awareness of physical condition of property. Immediately correct unsafe conditions, including, but not limited to, broken gates, broken steps, open holes, broken/burned out lights, etc.
• 8. Assist in keeping grounds neat and free of litter. Rakes, sweeps, shovels (including snow removal) as circumstances warrant.
• 9. Maintain accurate records regarding preventative maintenance, service requests, expenditures, make-ready status, work-in-progress, etc.
• 10. Maintain inventory and logs of parts and supplies. Order materials and supplies as necessary.
• 11. Maintain organization and safety of maintenance shop.
• 12. Maintain cleanliness of uniform (if applicable), wear badge (if applicable), and present professional appearance.
• 13. Maintain key control as per company/property policy.

Provide “on-call” time to ensure 24-hour maintenance service. May require expedient travel to assigned community at moment’s notice. Depending on the needs of the property as determined by the Regional Maintenance Manager, employee may be regularly scheduled in the “on call” rotation.

Qualifications:
