River's Edge Apartments in Madison, WI is seeking an Apartment Maintenance Supervisor to lead a 418-unit community and oversee maintenance, make-ready, and safety standards across interiors and exteriors.

The position offers on-call rotation, bonuses, health insurance, paid holidays, and career growth with Monarch Investment and Management Group. 3+ years of maintenance experience and leadership skills are required.

Qualifications

• 3+ years of general maintenance experience.
• Experience managing a team in apartment maintenance.
• CPO Certification preferred.
• Strong drywall, painting, and basic carpentry skills.
• Plumbing and electrical knowledge.
• Appliance repair experience.

Responsibilities

• Respond to and complete maintenance work orders.
• Turn/make-ready apartments between residents.
• Interior and exterior painting/staining.
• HVAC troubleshooting and repairs.
• General groundskeeping and upkeep.
• Preventative maintenance tasks.
• Maintain a clean and organized workspace.
• Share on-call duties with the team (rotating).
• Participate in on call snow removal.

• Title: Maintenance Supervisor
• Schedule: Monday–Friday | 7:30 AM – 4:30 PM (on call one day per week and one weekend a month)
• Pay: $33–$35/hr (Based on Experience)
• Extras: Quarterly bonuses + on-call pay

What You’ll Be Doing:

• Respond to and complete maintenance work orders
• Turn/make-ready apartments between residents
• Interior and exterior painting/staining
• HVAC troubleshooting and repairs
• General groundskeeping and upkeep
• Preventative maintenance tasks
• Maintain a clean and organized workspace
• Share on-call duties with the team (rotating)
• Participate in on call snow removal

What You’ll Need:

• 3+ year of general maintenance experience
• Previous experience managing a team in an apartment maintenance setting
• CPO Certification Preferred
• Strong skills in drywall, painting, basic carpentry
• Plumbing experience (sweating copper pipes a plus!)
• Electrical know-how (switches, outlets, lighting)
• Appliance repair knowledge (fridges, stoves, dishwashers)

You will be asked to complete a written skills maintenance test to help assess your skill level as part of the interview process.

This role requires pre-employment screenings that include a criminal background check, drug screening, and a valid Drivers License
