Job summary

AIR Communities in Charlotte, North Carolina is seeking an experienced Apartment Maintenance Manager to lead our on-site maintenance team and oversee all property upkeep, turns, and resident service requests.

You will manage vendor relations, ensure compliance, drive preventive maintenance, and balance budget while delivering exceptional resident experiences. This full-time role offers a competitive salary and a generous benefits package including on-site housing options.

Qualifications

• 3+ years of experience in technical maintenance and facilities management in property management.
• 1-3 years of experience leading a team in customer service and asset maintenance.
• Reliable mode of transportation.
• Ability to work a flexible schedule including evenings, weekends, 7-day weeks as needed.
• Willingness to move heavy equipment and read/write/speak English.

Responsibilities

• Lead and develop a team of 1+ direct reports.
• Provide exemplary service to residents and team members.
• Manage all aspects of property maintenance including vendor relationships, service staff, preventive maintenance, apartment turns, and resident requests.
• Communicate maintenance and capital needs to management and ensure addressing.
• Ensure compliance with AIR operating procedures, regulations, and EH&S standards.
• Manage budget to maximize ROI while maintaining quality and service.
