Job summary

The Property Manager will oversee maintenance, budgeting, vendor relations, and leasing activities to maximize occupancy and NOI across properties in Louisiana.

Qualifications

• Experience managing tax credits sites and affordable housing tenants.
• Strong knowledge of property maintenance, budget management and marketing.
• Proficiency with OneSite Property Management Software.
• COS/LIHTC/ARM certifications preferred.

Responsibilities

• Collect rents and make daily bank deposits.
• Prepare delinquency reports and monthly cash receipt summaries.
• Achieve KPI goals for occupancy, expenses, NOI, etc.
• Process invoices daily and monitor expenses overages.
• Manage petty cash and monthly reimbursements.
• Send late notices and file evictions promptly.
• Negotiate with vendors/contractors for best prices and quality.
• Conduct staff training and performance reviews.
• Maintain organized and professional property office.
• Oversee lease administration from move-in to move-out.
• Manage overall property operations and maintenance including inspections.
• Monitor vendor relationships for cost-efficient services.
• Market and advertise properties to maximize occupancy.
