Job summary

Gulf Coast Housing Partnership, Inc. is seeking a Property Manager to oversee day-to-day operations and fiscal management for designated communities. The role emphasizes excellent customer service, market awareness, and property performance.

The candidate should have 3–5 years of hands-on experience with tax credits sites, affordable housing tenants, and strong maintenance/budget skills. COS/LIHTC/ARM preferred. Position requires on-site supervision and active vendor coordination.

Qualifications

• Experience managing tax credits sites and affordable housing tenants.
• Solid track record in affordable property management.
• COS, LIHTC, and ARM certification preferred

Responsibilities

• Collect rents and make daily bank deposits.
• Prepare delinquency reports and monthly cash receipt summaries.
• Achieve or exceed KPI goals (occupancy, expenses, NOI).
• Process invoices daily and flag overages to supervisor.
• Manage petty cash and reimbursements monthly.
• Send late and non-renewal notices and file evictions as needed.
• Negotiate supplies/services to balance cost and quality.
• Lead staff training, coaching and disciplinary actions as required.
• Complete staff performance reviews.
• Foster cooperation, teamwork, and customer satisfaction.
• Maintain an organized property office.
• Manage lease administration from move-in to move-out.
• Oversee property operations and maintenance, inspections.
• Monitor vendor relationships for cost-efficient services.
• Market and advertise properties to maximize occupancy.
