Job summary

Gchp is seeking a Property Manager to oversee day-to-day operations and fiscal management of designated affordable housing communities. The role emphasizes strong customer service, market knowledge, and asset protection, with a requirement for hands-on management of tax-credit sites.

The ideal candidate has 3–5 years of experience in affordable housing, experience with budgets, maintenance, and leasing, and proficiency in OneSite software; COS/LIHTC/ARM certifications are preferred.

Qualifications

• Minimum three to five years of hands-on work experience in managing tax credits sites and processing affordable housing tenants.
• Career progression in affordable housing with a proven track record in property management.
• Strong knowledge of maintenance, budgeting, marketing, and asset value protection.
• Proficient in OneSite Property Management software.
• COS, LIHTC, and ARM certifications are preferred.

Responsibilities

• Collect rents and make daily bank deposits.
• Prepare delinquency reports and monthly cash receipt summaries.
• Achieve or exceed KPI goals for occupancy, expenses, NOI.
• Process invoices daily and notify supervisor of overages.
• Manage petty cash and reimburse monthly.
• Send late and non-renewal notices; file evictions promptly.
• Negotiate supplies and services with vendors for best price and quality.
• Conduct staff training, coaching and disciplinary actions.
• Complete staff performance reviews as scheduled.
• Foster cooperation, enthusiasm, teamwork and customer satisfaction.
• Maintain property office in a clean, organized, professional manner.
• Oversee lease administration from move-in to move-out.
• Manage overall property operations and maintenance including inspections.
• Monitor vendor contracts for cost-efficient services.
• Market and advertise properties to maximize occupancy.
